Job Description

California based Owner and Operator, Gaines Investment Trust, is searching for an experienced Multi-Family Vice President of Construction for a portfolio of conventional apartment communities located across five states.

Gaines Investment Trust is a private Real Estate Investment Company that has been in business for over 52 years. Presently, the company has apartment communities in five states totaling over 7,500 units, in addition it has commercial and industrial properties in a variety of markets. Experience and Skills

  • 5+ years of experience in multifamily
  • Supervises and oversees Capital Improvement Managers and Regional Maintenance Supervisor
  • Reliable automotive transportation (preferably a pick-up truck) including insurance, valid registration, and driver’s license
  • Understands ordinary and routine capital improvements that are common in the multifamily industry and has also been around non-routine emergency repair scenarios
  • Is resourceful and capable of finding the correct vendors who are competent to do the job that is necessary, and cost effectively (quickly)
  • Can put together a scope of work that is easy to read, articulate, legible, and gets vendors to respond quickly with a bid that matches the needs of the Company
  • Understands HVAC equipment types, refrigerants, and has had experience working on them
  • Knows how to negotiate a good deal
  • Understands what 'value' for your money when spending others money
  • Enjoys working vs. the alternative
  • Computer skills are required
  • Is prepared to drive or fly wherever the Company asks you to go
  • Manage project budgets for subject properties and maintain monthly forecasts
  • Oversee project implementation and execution through completion of construction
  • Oversee capital improvement/asset preservation programs with design and
  • construction processes at multiple sites through local resources
  • Develop project budget including hard costs and soft costs and firm knowledge of construction cost/benefit analysis

  • Compensation; Salary of $90,000, plus a monthly performance bonus based on merit.
