California based Owner and Operator, Gaines Investment Trust, is searching for an experienced Multi-Family Capital Improvements Manager for a portfolio of conventional apartment communities located across five states.

Gaines Investment Trust is a private Real Estate Investment Company that has been in business for over 52 years. Presently, the company has apartment communities in five states totaling over 7,500 units, in addition it has commercial and industrial properties in a variety of markets. Experience and Skills

  • Conducts all business in accordance with company policies and procedures Fair Housing Americans with Disabilities Act Fair Credit Reporting Act OSHA and all other laws pertaining to multi-family properties.
  • Oversees and establishes technical performance standards for site level Maintenance Team members.
  • Reviews and manages quality control functions to ensure staff and vendors are in compliance with approved standards practices and regulatory requirements.
  • Collaborates with Property Management team for the purpose of implementing and maintaining services and maintenance programs.
  • Ensures property staff maintains accurate preventative maintenance schedules and quarterly inspections are conducted as required.
  • Participates with Maintenance Team interviews and on-site orientation; provides direction, coaching and mentoring for maintenance team.
  • Recommends new hires, promotions, terminations and transfers for the purpose of maintaining staffing needs and productivity of the on-site service teams.
  • Assists with capital improvement project specifications scopes of work proposals oversight and quality control.
  • Assists with due diligence of new property acquisitions as required.
  • Assist with preparation of annual operating budgets.
  • Reliable automotive transportation (preferably a pick-up truck) including insurance, valid registration, and driver’s license
  • Understands ordinary and routine capital improvements that are common in the multifamily industry and has also been around non-routine emergency repair scenarios
  • Is resourceful and capable of finding the correct vendors who are competent to do the job that is necessary, and cost effectively (quickly)
  • Computer skills are required
  • Is prepared to drive or fly wherever the Company asks you to go


  • Compensation; Salary of $60,000, plus a monthly performance bonus based on merit.
